Which kind of tenants do the agencies of REM registered association mediate ?

We mediate private persons or companies, which are looking for furnished temporary accommodation because of professional reasons. This may be apprentices, interns, students or even trainees, software consultants, commercial employees, visiting professors, artists, employees for project-related stays, etc.
Average rental periods: from 1 month to 24 months.

What does this service cost the landlord ?

Nothing! Our service is absolutely free of charge for the landlord, even if it is not without any obligation: we would like to be kept informed regularly if anything changes regarding the description of your offer or in case you managed to rent out the premises on your own.

How are the extra charges arranged ?
In case of a rental period less than 12 months we recommend to choose a rental price stipulated as a lump sum incl. all extra charges, as for periods underneath 12 months the exact data can only be calculated by a meter reading inbetween causing additional administrative costs.
If a direct application of the tenant with the energy carrier is possible ( i.e. the tenant is able to read electricity, gas and water meters by himself), the costs for energy (electricity, heating and possibly water) will be settled by the local energy carrier with the tenant according to exact measure.

Who will be concluding the tenancy agreement ?

Partners of tenancy will be tenant and landlord throughout.
Generally the local agency will prepare individual drafts of tenancy agreements ready to be signed in mutual consent.

How does one register a flat with the particular agency?

You can register your flat data face-to-face, on the phone or online via our websites. Having received first informations we will promptly arrange a viewing appointment in order to get to know your property better.
At this appointment we will take photos of your property so as to process your offer professionally and to merchandise it up to date.

Can one sublet a flat being a tenant ?

Yes, this is permitted, but you need a written approval of your landlord in advance.

Which kind of flats have a good perspective of successful mediation ?
Two important criterias decide on success of renting out a furnished flat: location and interior.
Location: premises in central city locations / popular districts with an attractive environment ( restaurants, cafés ) and good connection to public transport ( bus and train ) are frequently favoured by potential tenants. They are
much easier to be rented out than flats e.g. in rural districts or suburban areas.
Interior: the perspective tenant will appreciate a completely furnished flat with self-contained interior, which includes e.g. household effects, dishes, kitchen utensils, a basic equipment of bed linen and towels, etc.
The furnishings should be up to date, modern and as good as new and in accordance with the rental price. A television device is not a new technical achievement but standard! Washing machine, microwave, hi-fi unit,
DVD/video, telephone and internet are in great demand and should be standard as well, at least for upmarket premises.
Overall the flats should be in clean and proper condition, renovation/ modernization should be carried out regularly. This should not include cosmetic repairs only, but even e.g. the modernization of a bathroom, heating system, etc.
Comfortable accessories emphasize a cosy ambience and increase the attractiveness of the property.
Flats with worn out, older pieces of furniture and inadequately conglomerate furnishings are more difficult to rent out at all times and if at all only with considerable price reductions.
Premises in need of renovation and/or with damaged, dirty furnishings will be rejected by the agencies.
Conclusion:
A furnished flat should be clean, proper, functional and furnished up to date. Luxury flats are just as little favoured and expected as premises with very low standard.

Do the agencies offer additional services ?

Yes, for example:
-management of your property, if you are not on the spot.
-viewing service, keenly in your presence but even without you.
-craftsman service, mediation and coordination of electrician, craftsman painter, plumber or simply somebody who will hang up a picture.
-cleaning service: mediation and coordination of final or maintenance cleaning.
